How to View Income Data in BrightInvestor

A quick guide on how to populate and navigate income data.

Manual Mode

1. Search for your desired location in the "Enter Address, Zip Code, or City" field and press Enter.

2. In Step 1 of the sidebar that appears, select Income.

3. If you are in Manual Mode, the next step is Step 2 of the sidebar, and you will select the Data Type you want to view. For this tutorial, let's click Change Over Time.

4. Let's set the Time Frame field to search 2016-2021 to compare how the job market has changed over the last few years.

5. You can view the Data Boundary by Zip Code or City By Zip Code. Let's leave it set to view City By Zip Code and press Generate Map.

6. In Step 3 of the sidebar, you can view figures like the Percent of Growth and Total Income Growth, as well as the 30% Rule for Rent.

Tip! Use the 30% rule as a guide for what your tenants should be able to pay for rent!

7. By scrolling down on the sidebar, a line graph illustrates the income growth over the selected timeframe. Hover over the line to track its numbers.

8. On a white to green scale, the map is colored so you can easily compare the areas with the most income growth in the city over the selected time frame. Hover your mouse over the map and see the exact numbers.

9. Add the map to your layers so you can stack this data and hide/unhide it.

10. That's it! You know how to use Income Data! You can now click on "New Search" to continue your market research.

Speed Mode

11. If you want to research faster, toggle the button here to enter Speed Mode which skips Step 2 and searches with your default or saved settings.
